Bob C
San Jose Resident Asks the question:
My Balcony on the second story leaks, how long will it take you to waterproof it?

Armor Coatings Responds to Bob in San Jose, it can take anywhere from 4 to 7 days to waterproof a balcony.

Here are the steps of the balcony waterproofing process

Timeline overview with associated steps

Step 1: Set up, Grinding, Surface Preparation

Estimated Time: 1-2 days depending on the size of the balcony
This step includes getting our machines up on the balcony and setting up the area, making sure that everything is taped off, and setting up to mitigate against dust and debris in the grinding process. This step is integral to the whole process. The concrete needs to be prepped correctly so that it can accept the waterproof coatings that we will be applying later in the process.

Step 2: Crack Repair

Estimated Time: 1 day

After grinding is done, we start working on crack repair. We use a special cementitious crack repair that adheres to the concrete and fills the cracks. We cover all cracks and then wait for the crack repair to dry overnight.

Step 3: Applying the waterproof coating

Estimated Time: 3 days

We apply several layers of this system so it becomes airtight. Each layer typically takes a full day and there are 3 layers involved in this process. After the installation of our waterproofing system, we put on a top coat so that it looks beautiful. You can choose the top coat based on your preferences and how you want your balcony to look.

Step 4: Decorative Topcoat

Estimated Time: 2 days

This top coat is the part where the surface takes on it’s new look. This is where you have the ability to choose the type of stain and coating that you want for your balcony, patio or surface that is being worked on.

In the past, it used to be a common practice to put tiles on top of waterproofing systems. The issue is that if a leak ever occurred, you would need to remove all of the tiles to find and fix the leak. The more efficient way to do this is to put a strain on top of the waterproofing system which can look however you want it to. We have lots of different staining and decorative options which you can find in our gallery.

Total Time Involved In Waterproofing Decks And Balconies

As you can see, this process is in depth and needs to be completed by a skilled artisan. Based on the size of the area, it can take anywhere from 4-7 days or even 2-4 weeks for large commercial surfaces. Luckily, at Armor Coatings, we handle these waterproof coatings very regularly.
